Building a villa in Bali is an engineering problem long before it is an aesthetic one. The island delivers around 2,000 mm of rain a year in 80–100 mm/hr cloudbursts, soils that change within a single street, seismic loads that must be detailed into every frame, and salt air that eats the wrong fasteners within a couple of seasons. So we sondir-test every plot before pricing the foundations, pitch and drain every roof for the February downpour rather than the July viewing, and specify coatings by distance from the coast. A villa planned around these numbers costs little more to build — and vastly less to own and to rent out.
You also see the build the way we do. The quote is fixed and itemised to quantities — cubic metres of concrete, kilograms of rebar, points of electrical — so you can compare it line by line against any other bid. The programme respects the ceremony calendar instead of pretending it doesn't exist. What it takes to build a villa in Bali
A villa build here is really seven projects wearing one roof, and the gaps between them are where budgets die. Before anything rises, the plot needs a soil test and a PBG building permit; most villa land also needs its own water from a drilled well and its own wastewater treatment from a bio septic unit, because mains services rarely reach it. Then come foundations matched to the soil data, the reinforced-concrete frame, masonry, and a roof closed in as one weathertight package before a single finishing trade starts. MEP systems are sized for real occupancy — a full villa of guests running showers and air conditioning at the same hour — and documented in as-built drawings. Because all of those trades are our own crews on one work order, the interfaces between them are our problem, not yours.
Rental villas run on a different clock
A villa built to earn has deadlines a family home never faces: an opening date promised to a booking platform, a photographer scheduled before the landscaping settles, a property manager waiting for a handover file. We programme villa builds backwards from that date, sequence weather-exposed stages into the driest months available, and hand over documentation a manager can actually run the building with — test results, equipment manuals, as-builts and a written workmanship warranty. How long does it take to build a villa in Bali?
A 150 m² villa typically runs nine to twelve months from approved design: roughly 6–8 weeks of groundwork and foundations, 12–16 weeks of structure, then envelope, MEP and finishes. Add 2–4 months up front for design and the PBG permit if you are starting from a bare plot. You receive the programme with the quote, and weekly photo reports track progress against it.
Do you build rental villas and multi-villa projects?
Yes — most of our delivered work is exactly that. Can you build my villa while I am overseas?
Most of our villa clients are abroad for at least part of the build. You get weekly photo and video reports keyed to the programme, a shared progress album, and payments released against measured milestones you can verify remotely — never against dates on a calendar. Several owners have first seen their villa at handover.
Do I need my own architect, or can you design the villa too?
Either works. We price and build from any complete drawing set after a buildability review, or our design & build route takes the villa from first sketch to keys under one contract, with the design fee credited against the build. If your drawings fight the climate or the budget, we say so before anything is cast in concrete.
