PORTFOLIO · 10,000+ M² DELIVERED

Projects we've built in Bali

Five finished projects, 10,000+ m² in total: an 11-unit townhouse complex in Berawa, the 3,500 m² SUOM development with 25 townhouses and a four-storey block, five villas across 1,800 m² in Pererenan, twin 350 m² villas in Umalas and a two-bedroom retreat in Ubud. Every one was delivered by our team from groundworks to handover, and every one is standing today.

Townhouse complex · 11 units · Berawa, Canggu

Vesna Townhouses, Berawa

Eleven townhouses on one of Berawa's busiest lanes, built to one consistent standard across every unit. The plot had almost no lay-down area and the lane outside could hold exactly one truck, so materials arrived on a just-in-time schedule agreed with suppliers. We ran the build as a production line: structural cycles were staggered so formwork, scaffolding and crews rotated from unit to unit, and shared drainage, water and power distribution went in early so finishing trades never trenched through completed landscaping. Each trade's first unit was inspected as a benchmark and every following unit was checked against it — by unit four, snag lists were shrinking instead of growing. Scope: structural concrete frames for 11 units, masonry and external finishes, roofing and rainwater drainage, full MEP, pools and landscaping, and a staged handover.

Residential complex · 3,500 m² · 25 townhouses + 10 apartments

SUOM Villas Complex

Our largest delivered programme: 3,500 m² combining 25 townhouses with a four-storey apartment building crowned by a rooftop pool. That pool dominated the structural design — hundreds of tonnes of water and finishes at height, seismic loads, and waterproofing where a failure would reach ten apartments — so the pool slab was cast with test panels, flood-tested before finishes and detailed with redundant drainage. The four-storey block set the site rhythm, with the townhouse rows following in waves behind it. Material discipline held across all 3,500 m²: beige plasters, olive accents and natural stone were signed off on sample boards before procurement, so surfaces arrived matching. Handover ran in phases — early residents moved in while later rows finished behind acoustic and dust screening.

Villa complex · 5 villas · 1,800 m² · Pererenan

Five Stories Villas, Pererenan

Five individual villas — 1,800 m² of construction — delivered in Pererenan while the area around them turned into one of Bali's busiest building zones. Skilled crews were being poached weekly, suppliers over-promised, and every delivery shared a one-lane road with scooters and cement trucks. The site ran on a locked two-week look-ahead: every crew knew its next fortnight and every supplier had confirmed slots. Consistent pay cycles and decent site conditions kept the same foremen from mobilisation to handover. Quality was benchmarked across the five builds — one villa's approved finish became the standard sample for the rest, and cross-inspections between units caught drift early. Scope: structural packages for five villas, roofing and envelope, complete MEP, pools, decks and outdoor living areas, and shared access and drainage.

Twin private villas · 2 × 350 m² · Umalas

Umalas Villas

Two identical 350 m² villas built shoulder to shoulder in Umalas — 700 m² of construction. Both ran on a mirrored programme roughly one structural cycle apart: crews moved from villa A to villa B with the first build's lessons fresh, and inspections compared each stage against its twin — any difference between two identical houses is, by definition, a defect in one of them. Shared logistics — one scaffold inventory, one lay-down area, combined deliveries — cut waste and truck traffic in a residential lane where neighbours notice every delivery. At handover the owners received two houses that match to the shadow gaps and one combined as-built file covering both. Scope: structural packages for both villas, roofing and envelope, full MEP installation twice, pools and outdoor terraces, and joinery and finishes built to matched samples.

Private villa · 2 bedrooms · Ubud jungle edge

Meditation House, Ubud

A compact two-bedroom villa on the edge of the Ubud jungle, built as a quiet retreat. The valley microclimate means 80–90% humidity for months and ground that never fully dries, so the build started with water: interception drainage above the platform, generous roof overhangs and damp-proofing details normally reserved for basements. Timber was treated and kept off the ground, and wall bases got hard-wearing plinths against daily garden splash-back. With no truck access to the pad, every material moved by hand and small carrier, which rewarded ruthless quantity planning. Concrete pours were scheduled around the afternoon rain, and finishing ran room by room so the house was sealed progressively instead of standing open for months. Scope: earthworks and slope drainage, concrete structure and masonry, roofing, electrical and plumbing, natural stone and timber finishes, pool and terrace.
