Builders who measure twice

Where we came from

Our founding team spent years delivering residential projects in Bali — townhouse complexes in Berawa, private villas in Ubud and Umalas, a 3,500 m² multi-storey development — more than 10,000 m² of completed construction. Along the way we kept hiring specialist subcontractors for wells, piles, waterproofing and floors, and kept being disappointed by the same things: vague quotes, invisible progress, warranties that expired the moment the invoice was paid.

So we built those capabilities in-house instead. Today the company runs its own crews across eight departments — from geotechnical surveys and foundations to roofing, electrical, wastewater and specialist finishes. The trades share one engineering office, one quality standard and one warranty document.

How we keep quality honest

Every site has a named engineer whose job is to check work against drawings — not to sell you extras. Concrete gets cube tests, wells get yield tests, waterproofing gets flood tests, electrical gets megger readings. Results go into your handover file, because a claim without a number is just a compliment.

We photograph everything before it's covered up. Rebar before the pour, membranes before the screed, conduit before the plaster. Years later, when someone asks where a pipe runs, your handover file answers in seconds.

Why the eco angle isn't marketing

Bali is a small island with real water stress and real waste problems, and construction sits near the middle of both. We're not going to pretend concrete is green. What a contractor can honestly do is build so the building takes less from the island every year it stands: harvest rain, treat wastewater properly, use local materials where they're genuinely better, orient buildings so they need less cooling, and detail everything to be repaired rather than replaced.

None of that costs beauty — most of it is just older, better building sense that got lost when air-conditioning became cheap.
