Five Stories Villas, Pererenan
Five individual villas — 1,800 m² of construction — delivered in Pererenan while the area around them turned into one of Bali's busiest building zones, with all the labour and supply competition that brings.
The task
Pererenan in a construction boom is a stress test for any contractor: skilled crews get poached weekly, suppliers over-promise, and every delivery shares a one-lane road with scooters and cement trucks. Five villas at once means five parallel critical paths — and owners who each, reasonably, consider theirs the priority.
How it was delivered
The site ran on a locked two-week look-ahead: every crew knew its next fortnight, every supplier had confirmed slots, and slack was planned where the road, not the work, was the constraint. Retaining crews mattered more than hiring them — consistent pay cycles and decent site conditions kept the same foremen from mobilisation to handover.
Quality was benchmarked across the five builds: one villa's approved finish became the standard sample for the rest, and cross-inspections between units caught drift early. 1,800 m² later, the five houses read as siblings rather than five separate interpretations of the same drawings.
