Roofing cost in Bali (2026): metal, clay tile and flat roofs per m²
A new roof in Bali costs from IDR 485,000 per m² for a complete metal system (structure plus covering), from IDR 650,000 for clay or concrete tile and from IDR 1,000,000 for asphalt shingle; a concrete flat roof with screed-to-falls and a membrane starts at IDR 425,000 per m². Gutters add from IDR 350,000 per metre. Below: what each figure includes, how to measure your roof, a worked example for a typical villa, and when a repair beats a re-roof.

Roofing prices per m² in Bali, 2026
These are the guide prices we publish on our roofing service page, for typical spans and normal access. They are "from" figures: the fixed price follows a free inspection, and the next sections explain what pushes a roof above the starting line.
| Roof system | Guide price (from) | What it includes |
|---|---|---|
| Metal roof system | IDR 485,000 / m² | Light-steel or timber structure, colour-coated sheeting, ridges, flashings |
| Clay or concrete tile system | IDR 650,000 / m² | Structure sized for tile weight, battens, tiles, ridge and valley details |
| Asphalt shingle system | IDR 1,000,000 / m² | Structure, deck boarding, underlay, shingles, ridges and flashings |
| Flat concrete roof | IDR 425,000 / m² | Screed-to-falls and waterproofing membrane on the structural slab, protected outlets |
| Re-roof in metal (sound structure) | IDR 485,000 / m² | Strip-out and disposal, new covering and flashings; structure repairs priced separately |
| Gutters & downpipes | IDR 350,000 / m | Gutters and downpipes sized from rainfall data for your catchment |
Two things are deliberately outside these rates. Ceilings are an interior trade, priced with the rooms below. And insulation is optional: a reflective foil plus a bulk layer under metal sheeting costs extra per m², but on a metal roof it is the difference between a bedroom you can sleep in at 2 pm and one you cannot.
How to measure your roof before you ask for a price
Roofing is priced per m² of roof surface, not per m² of floor. The roof surface is bigger than the house for two reasons: the slope, and the overhangs. Deep tropical eaves are good design here — they keep rain off the walls and sun off the glass — but every metre of overhang is roof you pay for.
| Roof pitch | Multiply plan area by |
|---|---|
| 20° | × 1.06 |
| 25° | × 1.10 |
| 30° | × 1.15 |
| 35° | × 1.22 |
Take the footprint including the eaves, multiply by the factor for your pitch, and you have the area a contractor should be pricing. Metal sheeting is usually laid at lower pitches; clay tile needs a steeper roof to shed water through its laps, which adds area as well as weight. If your drawings exist, send them — we measure from the roof plan rather than guess.
Worked example: the roof of a 150 m² villa
Take a single-storey villa with a 10 × 15 m footprint (150 m²) and a hip roof with 1 m eaves all round. The roof plan grows to 12 × 17 m, or 204 m². At a 30° pitch the roof surface is about 204 × 1.15 ≈ 236 m². Gutters run the full eave line: 2 × (12 + 17) = 58 m.
| Line | Metal system | Clay tile system |
|---|---|---|
| Roof, 236 m² | from IDR 114 million | from IDR 153 million |
| Gutters & downpipes, 58 m | from IDR 20.3 million | from IDR 20.3 million |
| Total, guide | from ≈ IDR 135 million | from ≈ IDR 174 million |
These are starting figures for normal access and a straightforward hip roof. The next section is where real quotes move away from them.
What moves a roofing price up
- Height and access. A second-storey roof needs scaffolding, and a Canggu lane that takes one truck at a time means material is carried in by hand.
- Geometry. Every valley, hip and dormer is a detail to flash and a place water concentrates. A simple gable is the cheapest roof to build and to keep dry.
- Coast. Within a couple of kilometres of the sea we specify Class 4 coastal fasteners and heavier coatings — the fixings fail long before the sheets do otherwise.
- Structure on a re-roof. Termite-damaged timber or rusted light-steel trusses only show once the old covering is off. We photograph what we find and price it before we fix it.
- Rain load. Gutters and downpipes sized for 80–100 mm-per-hour cloudbursts are larger than the ones most roofs were built with — and cheaper than the water damage they prevent.
Metal, tile, shingle or flat: what each costs over twenty years
Properly fixed clay tile and quality colour-coated steel both give 25+ years in Bali. Steel wins on weight, speed and wind fixing; tile wins on heat mass and looks. Shingle costs more per m² than either and needs a solid deck under it. A flat concrete roof is the cheapest per m² to cover but depends entirely on its falls and membrane — membranes typically last 10–15 years before they need renewing, and the roof must be built with at least 1.5% fall, which our note on why flat roofs leak in Bali covers in detail. For the frame underneath, our comparison of steel vs timber roof trusses explains why termites and salt air decide the choice more often than price.
Repair or re-roof: the cheaper answer is not always the new roof
A leak rarely means the whole roof has failed. If the structure is sound and the water traces to a flashing, a valley or a run of corroded fixings, a targeted repair costs a fraction of a re-roof and is what we will quote. Replacement makes sense when the structure is compromised, the covering has reached the end of its life across the whole roof, or the drainage was undersized from day one. The checklist we work through on site is on our page for the roofing contractor in Bali — including the photo report you receive whether or not you hire us.
What to send for an accurate roofing quote
A useful first message takes two minutes and saves a week of back-and-forth. Send us:
- Roof plan or house dimensions, including the eaves
- The covering you want — or the one you have, if it is a re-roof
- Three or four photos: the roof from outside, the underside if you can reach it, and any ceiling stains
- Location, storeys and how close a truck can get
- Whether the building is occupied during the work
From that we can give a guide price the same day and plan the inspection around what actually needs checking.
What we'd do
Measure the roof surface, not the floor. Decide on the covering by weight, heat and coast distance before you compare prices, and insist that every quote lists fasteners, flashings and gutter sizes by name — that is where cheap roofs save money and expensive leaks start. Then send us the roof size, the covering you are considering and a few photos on WhatsApp: we reply with a guide price and book a free inspection anywhere on the island.
FAQ
Quick answers
How much does a new roof cost in Bali per m²?
As 2026 guide prices including structure: metal roof systems from IDR 485,000/m², clay or concrete tile from IDR 650,000/m², asphalt shingle from IDR 1,000,000/m², and a concrete flat roof with screed-to-falls and membrane from IDR 425,000/m². Gutters and downpipes are priced separately, from IDR 350,000 per metre.
Is metal roofing cheaper than tile in Bali?
Yes, by roughly a quarter at guide prices — from IDR 485,000/m² for a metal system against IDR 650,000/m² for clay or concrete tile. Metal is also lighter, so the frame can be lighter and faster to build. Tile holds heat less and looks traditional; metal needs insulation to keep rooms cool.
How much does it cost to replace a roof in Bali?
A metal re-roof on a sound structure — strip-out, new covering and flashings — starts from IDR 485,000/m² of roof surface. Structure repairs found once the old covering is off are priced separately after we have photographed them, so you only pay for what the roof actually needs.
Are gutters included in the per-m² roofing price?
No. Gutters and downpipes are a separate package from IDR 350,000 per metre, sized from rainfall data for your catchment. On a hip roof they run all the way round the eaves, so a typical villa needs 50–60 metres.
